Wenwei did an outstanding job guiding me, a neophyte in the home-selling process. He initially advised me in choosing refurbishments that would more than pay for themselves increasing the market price, and I used contractors recommended by him for their reliability despite their low costs. He performed Comparative Market Analyses twice, once initially and again after a builder canceled his sales contract. He had the additional burden of dealing with four different sellers and did so perfectly. The final closing date was less than a week after I returned from a 20-day trip, and he managed staging, showing, and ongoing maintenance in my absence. He lowered his MLS commission by 0.5% after the initial sale-by-owner-to-builder fell through.

I told him that quietness was very important to me, so he did his homework and informed me that one property had a nearby shooting range. I also told him that I don’t like flipped homes, and he carefully went through the listings and filtered out all flipped properties for me. When I mentioned that having a good elementary school for our future baby was a priority, he focused on finding houses located in strong school districts. Very professional, response quickly, no prompt, and truly on our side. We were first-time buyer, Wenwei taught us a lot in buying a house. We'll consult him every time we see a good house, and he will do his search and reply to us quickly, telling us which is good and which is a big problem. He also helped a lot in other area, such as finding a nice loan broker, finding a trustable handyman, etc. We told Wenwei in a Saturday afternoon that we want to make an offer for one house, and he did price comparison in half an hour and set the offer price with us, and then make an offer in two hours, get the notice that seller signed the offer in 11 p.m. that night. It was so quick as unreal. When our loan broker suggested us to use all the rebate from the seller to buy down the mortgage rate, and we considered to use only part of it, WenWei pointed out a third way, which is that he negotiate with the seller to transform the rebate into price drop, so as to lower down the loan in whole, which is better beyond our expectation. All in all, we are very pleased working with Wenwei, and we'll definitely recommend him to our friends.
